Which Stainless Steel for Coastal Façades in Jeddah: 304 or 316?
Jeddah combines heat, humidity and airborne salt from the Red Sea. That mix decides which stainless grade will still look new in ten years, and which will show brown tea staining within a season.
The difference between 304 and 316
Both are austenitic stainless steels and both polish, form and weld beautifully. SS316 adds molybdenum, which sharply improves resistance to chlorides, the salt compounds carried by sea air and found in pool water and cleaning agents. SS304 is the workhorse for interiors; SS316 is the marine grade.

Finish and detailing matter as much as grade
- Smooth surfaces stay cleaner. Mirror and fine satin finishes trap less salt than coarse brushed textures.
- Avoid crevices. Continuous welds, dressed joints and sealed returns prevent pockets where chlorides concentrate.
- Passivate after fabrication. Removing free iron and heat tint after welding restores the protective chromium oxide layer.
- Use compatible fixings. Stainless fasteners of the same grade prevent galvanic corrosion at contact points.
- Plan a rinse. A fresh-water wash every few months on unwashed exterior surfaces removes salt before it stains.
Does PVD change the answer?
PVD coating gives colour and scratch resistance, but the grade underneath still governs corrosion at edges, welds and drilled holes. Is SS304 acceptable anywhere in Jeddah?
Yes for interiors and for exterior locations that are sheltered from direct sea spray and washed by rain or cleaning. For balconies, façades and railings within a few kilometres of the shoreline, or in pool and spa areas, SS316 is the safer specification.
Does PVD coating protect SS304 from coastal corrosion?
No. PVD is a decorative surface layer, not a corrosion barrier for the substrate at edges, welds and fixings. Corrosion resistance comes from the stainless grade itself, so choose SS316 for coastal exposure and then apply PVD.
Which surface finish resists tea staining best?
Smoother finishes. A mirror or fine satin surface holds less chloride and washes clean more easily than a coarse brushed or bead-blasted texture, so we recommend smooth finishes for coastal exteriors.
Can rust spots on stainless be fixed?
Surface tea staining can usually be removed by professional cleaning and re-passivation. Deep pitting cannot, which is why grade selection and a rinse-down routine matter from the start.
